5.19.2009 -- Friends!! is pleased to report that as Prudential's (Prudential Real Estate Investor’s) project representative and inspector, the NEW NATIONAL GRID NEW ENGLAND HEADQUARTERS (54 acre campus located in Waltham, MA west of downtown Boston -- three story building @ 312,000 SF, 1,500 parking spaces) was successfully delivered yesterday on-time and on-budget

NATIONAL GRID expects to have about 1,800 employees at this new headquarters facility and has now started to move their employees into the new facility.

The project included a very demanding 13 month 'Fast-track' construction schedule including all interior tenant improvements, equipment move-in and initial National Grid employee move-ins.......we have been involved since Prudential with their local developer partner, purchased the old Verizon campus property, demolished most of the old buildings except one portion which has under gone renovations to house Verizon's internet research lab's.

Project also included delivery of a new six-story pre-cast parking garage and all new site improvements including unique 'bio-swales' between parking bays engineered to catch all storm water draining-off the parking paving; the 'bio-swales' hold and filter the storm water to help control down-stream flooding and to protect water quality in the adjacent Cambridge Mass reservoir used for drinking water supply (Reservoir located adjacent to Route 128).

Building includes sun shades on the south facades to reduce summer overheating and to allow heavy use of natural day lighting in the interior open space employee working space (furniture cubes) thereby reducing electrical power consumption.

Storm water from the flat roof and other equipment condensate water from roof top heating, ventilating and air conditioning units is directed into a 30,0000 gallon holding tank under the building and then used as 'grey water' within the building to 'flush' the restroom toilets.

On the white flat roof (white to reflect summer heat) there are 736 solar PV panels (20,000 SF) producing electrical power (estimated to be about 250,000 kWh per year) to be used in the building.

This building will receive a GOLD LEED Rating as one of the region's best energy conserving projects and will be 21% more energy efficient that a similar code compliant building.

More than 93% of construction waste was recycled.

The contractor was John Morarity & Associates, base building Architect by ADD. Inc., tenant interior design by Sasaki Associates, Jones Lang LaSalle tenant interior project manager, AHA Consulting Engineers provided mechanical engineering, Reservoir Woods developer is Davis Marcus Partners of Boston.
