
Our services are based on relationships with various Equity Investors and Commercial Property Owner’s, previous completed assignments and successful projects and has as a foundation our trained capabilities as professional architects. We are focused and organized as an independent 3rd party due diligence resource with a broad perspective as to the owner’s interests. We ‘add to’ but do not replace the professional responsibilities of the project’s A/E Team selected for the project or the local Governmental Building Inspection Process.
During the past six years, we have been involved in development of over 2,050 units of new rental apartments, Condo conversions and new mid-rise Luxury Condo’s representing about $200 million in construction cost. Previously, serving in various roles including as Architect-of-Record, we have delivered public sector projects using HUD’s 221 (d)3, 202, CFA Elderly and Section 8 housing programs including projects in New Haven, Connecticut (Church Street South) and most of the Midwestern states. We were also involved in the largest site of HUD’s Operation Breakthrough demonstration program in the 1970’s using various industrialized manufacturing systems and producers; this site was located in Jersey City, New Jersey.
We have also been involved in six major commercial projects, again serving Equity Investors, involving about 2.5 million square feet of space.
These projects included new office buildings, renovation of a regional shopping mall with addition of new (16) theatre movie-plex, conversion of the former Global Research Headquarters of Polaroid Corporation into a new 56 acre office campus and a Historic Tax Credit renovation property, The Arsenal on The Charles, located in Watertown, Massachusetts. We have also served as ‘Owner’s Representative’ for a major office property (230,000 SF high-rise plus three level parking garage) to conduct property repositioning feasibility studies, related property inspection to audit capital improvement progress, budgets and construction suitability, providing pre-sale property inspection, and consultant selection and management.

ACI ( www.iami.org) is the largest professional organization for those involved in construction inspection (verifying percentage of completion @ monthly DRAW requests) and construction project management (providing full construction monitoring: paying of the contractor & subcontractors, verify each stage of construction & reporting to the client).
